The presence of a high pressure gas line under a property and the easement that goes along with it does negatively impact the property value.  Considering the fair market value of a property without such an easement, the impacted property should be appraised below that fair market value.The presence of a high pressure gas line under a property and the easement that goes along with it does negatively impact the property value.  Considering the fair market value of a property without such an easement, the impacted property should be appraised below that fair market value.  This is because the initial compensation was to the property owner at the time the line was installed.  Potential buyers receive the compensation as it is passed down in the form of reduced land price, in other words, they get the property for less than market value because the original compensation is for the initial reduction in property value due to the easement and pipeline.
